The book came out three years ago. Perhaps copies are now available low $$ online. FYI I've been on St. Mark's Place recently, and found it a shell of its former self. Not only do many of the cool businesses no longer exist, but several of the landmark buildings, including #23, no longer do either. And while it may be true that one cool store could be replaced by another, I assure you the new buildings there are decidedly less cool than the ones they've replaced.
